[Discussion] the building last night

as announced a couple of days ago, a group of us visited a building
last night in newmarket, with a view to renting it as a venue for the
creative zone.
for those who didn't attend:
the space is a collection of adjoining single storey (with high enough
ceilings for a mezzanine in some parts) brick and corrugate buildings,
totalling 900m^2, with access via a roller door from clayton st
one of the rooms is partially soundproofed
the rent for the entire space is $700pw, which is $36kpa - quickly
comparing this to a few similar-sized buildings on trademe, this is
*very* cheap (the going rate for this size starts around $65k)
the building is close to khyber pass road (lots of buses, trains, good
food places and pubs) and the domain. there is some parking on the
street
they are amenable to us renting a part of the space, say the
soundproofed room which is probably around the 100m^2 mark (?),
although no price figures were discussed for this. we would then
possibly have the option to expand at a later date, as we got more
members and hence money
the owner of the space is currently renting it out to a business
(http://artdoors.co.nz/), who would like to sublet part of the space
to somebody. it is currently being used as a book shop
(http://www.redyellowblue.co.nz/) and store room, with some parts
empty
the people who run art doors showed us round, and were very keen on
the idea of the creative zone. they have indicated they will ask for
help from the owner of the building, recognising that we are not
commercial, and have community values at our core
they are looking for tenants in the next two months
is there anything i've missed guys?
